


I. Description of the project
1. Common statements
TBC is four floor multifunctional building which is situated on IPS ltd private land -534 m2. TBC is located in the so called broad center of the town - bul Sv.Dimitar Solonski N12 and boarders Zapad and Gramada quarters.
2. Aims of the Project TIC is aiming to satisfy the needs of broad range of firms - private or state with modern corresponding to all communicative and representative needs rooms and offices.
3. Situation plan
TBC is located in the Nothernwest part of Blagoevgrad on the exit to Sofia and main road E79. Very close to the service there are Inter technic Service and Mercedes service and a base of the Regional Road Inspection. ( see fig.1)
A service is built over 2000 m2 land possessed by IPS Ltd . The Service is one floor room ( 15m x48m)and three flour multifunctional building for the offices of the management staff. On the west the service boarders with the railway Sofia -Kulata. On this area the main water drainage and electric power system are build. The water drainage is built with concrete pipes ? 200 on 1.60 depth in two branches which covers the needs of the buildings and the future construction.
The TBC is located in that way in order not to affect the existing buildings with the construction works. The entrance of the building is easily reached on foot or by car. The main entrance is located in the middle of the building. The car entrance is on the south part of the building with a loading platform partially located over the grass lane in front of the building. The main transport connections, entrances and communications are shown on the Constructive and Regulation plan N 1,2,3
4. Vertical planning and grassing
TBC is located on the regulation line on bul Sv Dimitar Solunski, the side walk 2.5 m broad and green lane with 3-5 m broad. According the Constructive plan TBC is with blank walls on the north and semidetached with another building on the south. The main decisions concerning the vertical planning are made because of the functions of the building and the high earth waters under the construction zone. This lead to decisions concerning the water drainage and the proper founding of the building. In that way the planned elevation +- 0.00 went to +1.00 from the existing elevation of the side walk. The elevations as absolute meanings are in the General plan and detailed in the architectural and constructive plans. 6. Architectural decisions
The building of the trade and business center is situated on the private land which is located on the so called broad center of the town. This has become an intensive developing trade zone for the last few years. This development is due to the “bum” in the automobile trade and service. In this auto center there are many firms, shops and services presenting the biggest world producers for example -VAG - VW ,AUDI, MERCEDES,OPEL, FIAT, CITROEN,PEUGEOT, SKODA, LADA e.c. The stream of customers, buyers, finance and goods is steadily increasing in Blagoevgrad , Dupnitsa and Kjustendil regions.
The development of TBC gives many opportunities to the interested firms to make a stable base in this fast developing zone to include in all kids of services, trade and finance transactions. Having in mind this we searched for the proper architectural, compositional and functional decisions for the building.
The building is four floor with monolithic iron-concrete skeleton with hung facade from aluminum and glass to the east and west and thick brick walls to the south and north. The entrance with the foyer and the elevator with the stair case in the center of the building devide it into two approximately equal parts which gives an opportunity for quick and easy service of the work areas. In the basement of the building a garage( 480 m2) with 16 car cases is located which is also serviced by the elevator and the staircase. On the ground floor (3.60m high) ,a so called trade floor is planned. There are Auto show rooms,shops ,cash saloon of a bank and a cafe. The rest I,II and III floors are free, they are given for the future buyers . The floors have great possibilities of development of two more wet rooms. This provides the buyer a freedom of the decisions he will make about the inner organization of the rooms with light walls.
The floorings are tiles polished granite grease 41/41. The inner architecture is orientated towards construction without wet processes, only with light deviding walls from plaster pasteboard with different coverings. This gives the buyer an opportunity the rooms to be changed in the way in which they will fully correspond to his needs. The reconstruction needed by the customers are made easily, clean and loudness without interrupting the working process in the building. The additions,changes or removal of the wall elements - doors, windows e.c. are possible. The light deviding walls are made from metal frame, insulation ( mineral wadding) PPU and covering from plaster pasteboard. The cavities of the wall give enough space for the electric, telephone wires and cables. In the installation walls water resistant coverings are used (for the wet rooms) with possibilities for easy mount of the WC objects. The surface can be easily finished with lacks,tiles or other wall coverings.The division of the rooms with cabinets is also possible as a functional option.
The ceilings‘’ Armstrong” are hung direct under the beams of the buildings. The hung ceilings are from mineral material or plaster pasteboard for great aesthetic, security and comfort requirements. The multifunctional options and the liberty of the inner organization are reached with screen square forms. The integration of the functional elements (lights , speakers and frames for air conditioning ) is easy. The outer surface design enables many possibilities. The combination of hung ceilings and light division walls enables the creation of optimal aesthetic functional architectural decisions. The color decisions of ht elements of the inner space will be a subject of extra plan concerning the decoration. All materials in the plan are with great aesthetic, aqustical and fire resistant qualities. The specific needs of the buyers about the organization and the realization of the inner space will be fulfilled with specific projects corresponding to the special part of the building according to the total function of the building. The building will be finished with flat water resistant roof with heat insulation.
The hung aluminum facade will be air stream-lined without any other architecual elements. The facade is hung glasspackages - Stopsoll- in blue colour with coloured aluminum skeleton which is finishing the outer appearance of the building. The glasspackages are with UV filter and Supersilver quality. The main construction is composed with vertical aluminum profiles 100/50 mm attached with bolts to the iron-concrete sceleton of the building. The colour is blue - RAL 5023.
6. Inner space and furniture
The planned inner space is considered with the main function of the building with the optional connections between each working area ,optional changes of the multifunctional usage of the building. The main elements, floor, ceiling , light deviding walls e.c. are chosen to satisfy needs for mobility and multifunction in the future usage of the space. After signing the selling contract for one part of the building IPS ltd as an investiture and main executor will have to make a plan for the inner space and furniture considering all decisions for the installations.
7. Constructive decisions
The main constructive decisions and the details for the execution are given in the working plan (part Constructive) The building is with iron-concrete skeleton - columns and beams . The foundations are filled on the contour of the building and individual for the middle axes. The earthquake strengths are taken with the transoms and axes on the side. There are bay windows developed on second , third and fourth floors with out triggers. The holders of the hung facade are mount on the out triggers .
8. Climatization and Ventilation
In Blagoevgrad there isn’t any central heating system. there are some plans for gasification of the town and the industry zones. The heating of the building is supposed to individual with hot water - 90oC - 70oC . The water heater will be a petrol burner Q=350000Kkal/h in the basement of the building. The floors will be heated with plastic pipes ?18mm under the flooring tiles.
